River Park View – St Lucia

  • River Park View are a community titled scheme of 55 accommodation units within two high rise towers set amidst landscape gardens and recreational facilities located at 12 Bryce Street, St. Lucia. In March 2012 Green Machine was awarded a 12mth contract to provide full care taking services to the site, this contract was extended by a further 3 years in March 2013. Green Machine’s role is to effectively deliver the caretaking services, including adherence to statutory obligations while maintaining a high quality presentation of the scheme and working within prudent financial controls. A significant requirement of this engagement is the application of close attention to managing the peaceful enjoyment of the Occupants who reside at River Park View as well as management of the health and safety of all Visitors to the common property of the scheme.

  • Green Machine has built a strong working relationship with the Body Corporate Committee and has become an integral member of the community. We have not only enhanced the visual appeal of the site but ensured the buildings are fully compliant with all governing legislation.

    As the complex had not previously had a building manager but was being managed by dedicated committee members and individual contracted service providers, it was our responsibility to assess all areas of the complex for compliance with WPH&S, Fire Services etc. Many areas were identified as non complying but within 6 months we had established systems and procedures to bring the building up to compliance and quality standard.

    The site had to meet the following minimum specification:
    (i) As per the Agreement and Schedule of Duties outlined within the Agreement;
    (ii) As required under the BCCM Act and recommended via the associated Codes of Conduct for Caretaking Service Providers;
    (iii) As statutorily required under the WPH&S Act and associated regulations;
    (iv) As statutorily required under the Building Fire Safety Regulation 2008;
    (v) As per the Australian Standards for maintenance of infrastructure;
    (vi) As per manufacturers recommendations and warranty conditions.

    The following processes must occur throughout the term of the Agreement
    (i) Presentation to Lot Owners at periodical Committee Meetings, Annual General Meetings or Extraordinary General Meetings, as required
    (ii) Regular attendance to scheduled progress and performance management meetings with the nominated representative of the Body Corporate;
    (iii) Monthly update of a Programmed Maintenance Schedule, to be prepared by the Caretaking Contractor and delivered to the Body Corporate nominee;
    (iv) Monthly Building Management Report outlining all works complete or in progress to be prepared by the Caretaking Contractor and delivered to the Body Corporate nominee;
    (v) Risk assessments and incident reports to be prepared by the Caretaking Contractor and delivered to the nominated representative of the Body Corporate as required under WPH&S Act;
    (vi) Safe keeping of mandatory records of maintenance by the Caretaking Contractor on behalf of the Body Corporate;
    (vii) The prompt reporting of all items regarding repair or maintenance or presenting a safety hazard by the Caretaking Contractor on behalf of the Body Corporate;
    (viii) Records of sub-contractor management and site induction to be managed by the Caretaking Contractor on behalf of the Body Corporate;
    (ix) A register of all plant and equipment, keys and consumable stock to be prepared by the Caretaking Contractor on behalf of the Body Corporate and updated on a monthly basis

  • The biggest challenge was completing a full assessment on the buildings and working to bring them all back up to compliance, this was a long process that took a lot of dedication and commitment from the Green Machine Management Team, the onsite Building Manager (Caretaker) and the Body Corporate Committee. We have also had to design a detailed daily tasks schedule to keep on top of maintaining a very busy site whilst not impacting on resident’s peace and enjoyment.

  • Green Machine strives to provide high quality caretaking services, it is important to find a Building Manager (Caretaker) for a site that not only has the right qualifications and skills to carry out the role but also a personality that is the “right fit” for the community as a whole. Having the appropriate management structure in place to support the Building Manager and in turn the Body Corporate Committee is also an extremely important part of the quality service Green Machine can offer. Through dedication, commitment and a focus on continual improvement, Green Machine, has maintained and enhanced the River Park View site, and in doing so have formed a strong relationship with the Body Corporate Committee and the River Park View community.
